Love the house and garage/storage areas. House looks like an American Foursquare.

There was an American foursquare near my buddy's house that took a direct hit from a Tornado a few years ago, it tipped over and laid on it's side and appeared to be nearly intact. Looked like it could have been stood back on the foundation. Crazy strong.

Well, I've been really busy clearing out the old house and working on the new  so computer time has been very limited. I borrowed a sprayer and painted the entire inside of the new shop white to make it brighter.  Took almost as long to clean the sprayer as it did to paint the  shop. The sprayer will be as clean returned as when I got it.





And the good news is I have a signed full price offer on the house I am selling.   :) :) :) :) :) :) :)  Took less than a month to sell...Larry

Yes a signed full price offer pending the home and termite inspections.  Selling price was 265000, at least 50000 under what I could have gotten 3 to 4 years ago.  Of course the house I bought had the same decline in value, so it is a wash and I will not have a mortgage,and that is a big  :)...Larry

All things considered, sounds like you made out good. $5K loss in this days market is nothing, if you were in FL, AZ or CA, you could have done much worse.

Still in the process of moving and renovation.  I moved the contents of the shop a couple days ago.  Everything is in the state of upheaval as I am still at the old house while transitioning to the new, which is only 5 miles from work(save at least a gallon of gas a day)-that combined with the 50% decrease in taxes will save me at least 4000 a year.

I prefer the vintage Victorian look over the present 2 story New England colonial replica. Thanks for the interest....Larry

I like your new house Larry, and I LOVE your shop and shed! Don't worry about your cats, we moved a lot when I was in the Army, so the routine was that we'd keep the cats inside for the first three weeks and once they got used to the new house, they wouldn't try to go back to the old one.

We never lost one like that, a couple have been run over (particularly males who haven't been desexed because they were always prowling for feline poontang) but generally, most survived the moves intact, and lived to a ripe old age. Am I allowed to ask how much the new house cost? Over here that'd be a million bucks plus, depending on where it was located. Cheers, Terry. ;D

Terry,   cats will be kept inside as you suggest until I feel they're ready to go out and play,  and they are denutted males( Manny, Moe and Jack) the three fat Pep Boys-so they should be able to go out to the shop and work. If you don't know the Pep Boys is a chain of automotive parts/repair stores.

No problem with the price-150000.  Needs a new porch roof, shop roof has to be recoated and there was damage in the downstairs bathroom from a water leak above.  I don't do roofing, so I may have another 10 to 20k into the place. Best part is the new place will be paid for when settlement is made on the present house.   Still work full time so finding time to do repairs has been taxing on the 65 year old bones...Larry

The countertops are so out of style that they are coming back in style!  I say keep 'em!

We mixed paint for a friends cabinets as close to the teal blue as the last paint job, probably done in 1960 or earlier.

Terry,  there is a similar house around the corner selling by owner for 110000 :o.  Usually beer in the fridge and plenty of bikes in the garage-that is after I get totally moved in and settled down. The CZ has been relegated to the back of the garage, waiting for a new owner ;D.

fiddy,  the teal of the kitchen walls will be changed-it is a bit too bold for me, most of the living area will be done in various shades of gold.

Painted the shop walls and floor


Was able to get the tool boxes moved in.


Still need to find some help to move the big stuff in during the week of vacation I had to take in order to complete the move before settlement  day(30th of this month)...Larry

That sucks!  A buddy of mine down here redid his leech field by himself.  Kind of labor intensive though and the ground back in PA (at least where I grew up) was much harder than the sandy soil here.

I'm hoping it'll turn out well for you Larry..when you get a second opinion from a different more liberal "tester".If you have to do it I hope you can contract w/ a decent low budget contractor who knows how to save you a few $'s even if it takes a little longer.

And the hold the county has over the regulations(it cost $800 just to get a permit :o)  would make it impossbile to do it yourself unless you happened to be a septic engineer...Larry

Terry,  there is a test that is done at the buyers expense before the mortgage can be committed.  The septic engineer comes out and lays out the drain field, then finds the middle and digs down to the aggregate that is the drain field.  County limit is no more that 7" of water in the ground, in my case there was 5" of water over the 12" of aggregate. So another drain field has to be added-could cost anywhere from 6k to 20k depending if a pump has to be added, or worst case scenario a sand mound system added.  Any extra money I would have walked away with after settlement will be eaten up.  But, I should be totally debt free...Larry

Bummer. What do they do, remove and replace material?

Seems like an established  place wouldn't  have to  be  re-inspected.
