Have you gone and looked/test rode any of these bikes yet?

Don't worry, you will find a seat or anything else you need, don't let that be a deal killer.

By the pictures of the seat I think you only need a new cover and new foam.  The metal seat pan is probably original.
Covers for the F can be found on ebay.
Installing a new seat cover is not to hard.

That looks like something I would want to check out!  Stock seats can be found and there are quite a few custom options.  Corbin makes a seat just for the F1.

Just so you know, there are many many options for replacement parts, OEM parts, eBay, etc. for the SOHC "K" bikes as they were made for 9-years, ten's of thousands manufactured, there are subtle variations.  The "F" bikes were only made the last 4-years '75 - '78 and there are some significant difference between '75/'76 and '77/'78 "F" bikes.  Some parts that are readily available, used or otherwise, and easy to find for the "K" bikes are very difficult to find for the "F's", lot less of them manufactured.

If your going for the cafe look a lot of guys start with the F although easily done with a K.  The purist would get upset with modifying the limited number of "F's" on the road and would prefer to see you return it to something approaching its original glory.

I am restoring a '75F and originally planned on a few modifications (dual front brake, electronic ignition, etc.) and had 12K miles on the original bike that did not appear to have been abused or wrenched on (a very good thing).  My tank and muffler were toast due to rust, which is typical.  I was thinking maybe $2K total to get her back on the road and incorporate reliability and a few upgrades as mentioned, NOT a garage queen.  So far I am into her for a little over $4K and I have identified another $1.2K I need to spend.  The replacement tank and muffler alone could set you back over $1K.  I will end up with many spare parts that I may be able to sell and recover maybe $1K or so.
