I was thinking about the old farm house that needs restoring and it reminded me that my cuz is in the process of restoring an old farm house, and if it was me I would have burned that building down and started again. It is a horrible dark little dump with a weird layout (probably been extended several times in it's life, poorly) and it smelt funky.

By the time I'd got there he'd renovated the bathroom and the kitchen, but had a huge amount of work still to do, and for what? If it was me I'd get a slab poured and drop a new prefabricated house on it, and move in. Pour another slab and put up a 60' x 40' shed, and call it good, don't throw good money after bad if the old house is too far gone, start afresh. ;D
I was feeling sorry for myself because I couldn't afford new bike boots, until I met a man with no legs.

So I said, "Hey mate, you haven't got any bike boots you don't need, do you?"

The house isn't too far gone. But it's been empty without power so will need some care and going through before firing it back up. (ever seen a big old deisel perform a cold start?). Roof and siding are in good shape, most windows had been replaced. It'll need a good cleaning and painting inside, it's all serviceable. Remember this is a short sale to satisfy the current owner of the mortgage (bank) after the estate of the former owner decided not to pay the property taxes....
The purchase price is not related to the property value. Other properties nearby range from $200k up past $800k, population in town is only 366 although it's fairly close to all of the commerce & hospitals one could need. It's quiet, slopes up 150 feet from the road toward the rear property line and has a southern exposure. Well and septic aren't old, electricity, phone and Internet are at the pole on the street which is paved and town maintained year-round.

It doesn't include any shop space for me, so that'll have to be a new build when the time comes.

Since its a short sale it's cash offers and no contingencies only....

Alan, sounds like a good deal and could be a good place with a bunch of work and a new building for vehicles and storage. Hope you get it if you want it. Sounds like it has good potential to be a good home and these days good deals are hard to find.

Thank you. It'd sure be a project for a few years and wouldn't become my primary residence for a long time. Currently I'm renting 2 storage units here locally, I could haul much of that stuff to this house and save a pile of cash. Even with property taxes, electricity, phone, an ADT monitoring system and heating oil to keep the place from freezing solid, I'd probably still come out ahead vs the 2 unheated storage units.

Thanks, it could be, or its just been a further learning experience. I've been researching interesting properties for years and we've taken some field trips out to see a few. This is the first short sale, first time I've spoken with a listing agent too. She seems a little scattered.

I asked you on the VHT forum about possibly speaking to the local neighbors,I appreciate the history you've found out about it.I have never purchased or owned my own place.
Did you say you haven't put $ down on it yet so there wasn't an inspector to speak with ?
I hope there's no hidden surprises,etc. That seems like a great deal.

We gave it a good look yesterday but no we didn't get a professional Inspector out there. Some of the neighbors are on small lots and look like they've only been there maybe 2 or 3 years. I haven't put an offer in yet, I'm still weighing the idea, but the budgeting seems very viable without cutting into the Beer & Chinese food allotment....

I'm sure there are plenty of hidden surprises but not many of them will be showstoppers in the 5-10 years of attention I'd plan on giving this place, paying cash as I go along and only hiring a professional when necessary. I understand that after buying a short sale property there is a waiting period of 3 years before you can mortgage for the full value, that'll help with any heavy-duty issues with the house if needed.

It hasn't been surveyed, since it was handed down through the family and there were no neighbors close enough to care for probably the first 100 years, so that'd be step 1 as soon as snow melts and Surveyors can get out there. Step 2 would be some type of perimeter fence, at least in some key areas maybe split rail with onsite timber?  Step 3 is to plant a few hundred fruit and nut trees at the north end of the property, the nearest neighbor is back there on the west side, that'll give them something quiet to look at, and in a few years the orchards will be producing enough apples, cherries, nuts and whatever else, to join a local Farmers Market and make a few pesos. The orchard will take care of itself for the most part, I'm sure there will be mowing and tending a few times over the year but it's pretty much just a passive process. If for whatever future reason reason I'd sell the place, 2 or 3 acres of fruit trees will add good value then for just a few thousand dollars and my labor now.

Yup, very true. I've seen quite a few homesteading type videos that don't have any talk or music, they're easy to follow and they work outside the limits of language, I think I might go that route.

 My kid's old bluegrass band (Frank F Sidney's Western Bandit Volunteers) is back playing together for an evening and is opening for The Henhouse Prowlers at our Orpheum Theater tonight.  The former banjo player can't make it, but they are going to rotate instruments a little to get it done. We're scattered around seating wise but got the family seated in groups. I'm in the center of row 3 so I'll drink beer after lol.

Holiday week.
All has been peaceful at the house. Getting a good payday. Close to 76 hours.
Really helps Xmas shopping for 4 kids.

Good on you mate, I only had 2 kids (and a wife) to support, but that was always pretty hard on a soldiers wage.

Speaking of soldiering, I'm doing a week in uniform next week. At my age, and with my injuries, I never know when they're gonna medically discharge me, so I just do short term contracts now, and I'm always surprised when I apply for a job within my military "Skill set" that there are so few folks available that I always get the job. On Monday I'm flying to Canberra for two days of conferences and technical discussions, then I fly to Brisbane to spend 3 days at an Airforce base (I'll probably be the only Army jerk there) for more conferences and technical discussions.

Obviously the trip will involve airfares, (business class, woohoo!) hotel accommodation, hire cars, meal allowances and tax free reserve pay. To be honest I don't need to do the trip at all, after 45 years I can do this stuff with my eyes closed, but hell, a week out of the office is as good as a holiday. ;D

 My daughter and her hubby have consecutive Birthdays, last night we all got together for pizza and beers. She was drinking water. Yup, later she announced a new baby is coming, she missed the golden window for racing season though, she won't be able to fit in the seat belts this time. This will make 6 grandkids, I couldn't be happier.
 And, I may have to drive the Dragster this year, my backup driver moved to Indianapolis. Worst case, we don't run the big car and I can race a bike or two.

Today December 10th is my Grandmas birthday.
I took my very first motorcycle trip to visit family, Aunt, Uncle, Grandma, in Fayette county Ohio, 50+ years ago on my shiny new Candy Blue Green 1970 CB750, about 240 miles each way. I was there just for the weekend and they were happy to see me and interested in the Honda. My uncle was not a rider but he wanted to try the CB and I couldn’t say no and he had a safe and successful slow ride through the grassy field behind the house. Grandma was so proud and she wanted me to take her around the block, one time only please. And so we went around the block nice and slow for her one and only motorcycle ride in her lifetime with her grandson on his shiny new Honda.
There is a photo somewhere but I’ll be darned if I can find it.
 Happy Birthday Grandma.

 For the ride home I got up early Monday and hit the road about 5am to be at work at 930. I don’t know exactly where I was, but it was on a four lane divided highway when I encountered a squadron, a matched formation of six 18 wheelers driving 2 - 2 - 2. They had matched their speed and were going 5 or 10mph less than me and they would not yield the left lane for me to pass. After a good long while the last driver on the right waved me to do a lane split, down the middle, up the gut between six semis spaced 2 -2 -2 at sixty mph…….. uhhhhh……… no thanks guys. Another long time passed and now the right lane drivers pulled half onto the shoulder, held their speed, and again I got the wave to do the lane split. I thought about a bit, decided to trust the truckers, dropped a gear and gave it what for, until I got well clear of that group. I made it to work on time but never again have seen or heard of a group of truckers getting together like that. Maybe protesters, strikers, I dunno?

A few years later my Uncle and his pals got V45’s. They rode together for a few years, then the bikes were gone.

Kevins trucker story reminded me of the time i encountered the "dealership logistics" rig on the freeway.

Driver was more than happy to oblige and returned my erratic arm pumping with a blast from the horns.

 My pension plan has a problem, they are 111% funded (108% over 5 years) and if they go higher the government gets involved, so they have to increase the retirement rates for not yet-retired guys and send me a bonus check of more than a normal monthly amount. Yes, I am bragging, my union brothers could take it all on the check, but we plan ahead.
