leaking crank seals

This is my first post. I bought a cb400f off my father inlaw. It was in pieces ready to be restored. I have spent many hours and dollars restoring it. I didn't touch the motor as he assured me it was running without any problem. It does run well and I love riding it however leaks oil both sides of the crankcase onto my boots. I have now removed the engine and ordered the seals. my question i should i do a total rebuild or just the replace the seals? The bike has done about 40,000 km. I would appreciate any advice.
