For those that may have seen some of my threads about the house I bought a couple of years ago I have had some interesting finds and no shortage of headaches! Well this weekend I was acually starting to feel pretty good about it...I got the garage sorted out (tore out the wall/floor that he had installed for his "snakes" read: grow-op), spent the weekend getting the pool opened up and was pleasantly surprised to find out that my vinyl fix had worked (yay a $2600 bill averted for the time being!) and officially ordered the new garage doors/aluminum fascia. Even went out and spent a few hundred (ALMOST 500) on new openers etc so that when the doors are in I can easily open and close them from outside (a plus after riding as I won't need to take off my gear then come in the house and then go back out through the garage and put the bike away.

So today I had my bubble burst...GOD DAMN SKYLIGHTS ARE LEAKING AGAIN!!!! Unfortunately I can't get out of the garage door deal since they were a special order for the colour I wanted  :'( . I have patched these things 3 or 4 times already...I think I am going to have to bite the bullet and call in a roofer. Looks like the CBR might be going on the block after all...CRAP!!! Why did I sell my old place again?!?!?

Rant over...I am off to drown my sorrows and watch the Wings beat the Hawks!

Dennis, I'll have a drink with you when I get home in the morning to my rented house. ::) ::) ::)

People rekon that you never stop paying when you rent but, here in the UK you stop paying rent and council tax when you reach 65 if you rent from your local government housing. 8) 8) 8) 8) 8) only 2 years to go :D :D :D :D :D

sorry to hear about your leaks i went through the same thing. the best stuff i found that works is elastomeric patching compound it works wonders. it is around 15.00 a gallon at lowes. you use a paint brush to apply it. and if it works out for you then you can go to the better stuff ames company puts out it's a lot more but we are using at work and it is fricking awsome it has stop some leaks i have been fighting with for ten years at work.

Thanks for the tip...I will definitely have a look for it! I have used the roof patch stuff and it holds for a little while and then it just finds a new place to come in I guess. The previous owner was a real handyman!! I have found concealed junction boxes (against code) that have automotive style connectors instead of proper mar connectors! I have done more fixes than I can even remember but the kicker with this one is that the guy owned his own roofing company!!!!

P.S. anyone in the southern/eastern Ontario area avoid Guardian roofing like the plague!!!

Sorry to hear about your troubles. I can tell you from experience that almost all skylights will leak at some point in their existence, especially if they have been installed well after the building was constructed. I worked for a brilliant architect at one point in time who lost a few potential clients for his refusal to include skylights in a home design. His logic was why would anyone cut a hole in a perfectly good roof. I tend to agree but back to your problems, a temporary solution as stated above will potentially fix your problems. You will have to keep an eye on the fix on a semi-annual basis as most likely water will eventually overpower your temporary fix.

I have put several skylights in old houses.  Two in my own and 10 years on no leaks nor do any I have put in for others leak.  This guy probably did not install the flashing or did it incorrectly.  Until this is dealt with anything you do is temporary.  Quality skylights come with a flashing kit and properly installed they should last the life of the roof and more.  Take some pictures and post them.

Here in NZ there is a massive class action on behalf of thousands of home owners who found the new houses they built had rotted from inside the walls, the reason....no flashings fitted...duh?!!! >:(
I think the thing I most like about motorcycling is the speed at which my brain must process information at to avoid the numb skulls who are eating pies, playing the ukulele, applying make-up etc in the comfort of their airconditioned armchairs as they make random attempts to kill me!!!!!!!

I used to fit these as well and when installed properly there are no problems. I would pull the top section off and reinstall it, make sure you take some silicon up there with you...

I was painting a house last year that was probably 10 years old that had similar problems.  We replaced a ton of siding and trim because it was all rotting out.  There was one area where we took off the corner trim boards and the framing for the house was so rotten, we could reach in and pull chunks of 2 x 4 out, squeeze it, and a stream of water would come out of it. 

So yeah, flashing is really, really, important.

Crappy flashing by installer or they degrade with time like everything else. But if you had them "fixed" already I say crappy flashing install. You'll have to pull the old flashing out and install it again.

anyways, I use this stuff called bishop tape and a big spread heater torch before i lay it down.  

I think it's made out of Jesus skin, cause it's awesome!

should last about 5-6 years (your roof will need to be redone by then)

Seeing as how this thread started in May, a suggestion may be a bit late, but at the boat shop we use this stuff called Sikaflex.  It comes as a caulk cartridge and seems to hasten the hardening process when exposed to water, so it can be put on when the item is wet.
